Incorporated in 1980, this fast-growing community is located just about as north and central as a city can be. Only a few short miles from the Tennessee border, Southaven has earned the nickname “The Top of Mississippi.” The community is adjacent to U.S. Highway 78 and interstates 55 and 240, just 15 minutes from Memphis. Residents enjoy easy access to all that great city has to offer, including the music, the sports, and of course the food! Not that Southaven’s 30,000 residents are in a hurry to leave – the city has more than enough to offer. Southaven is a very affordable place to live, with a cost of living well below the national average and a thriving local economy. Southaven’s business community is boosted by the transportation and warehousing industries, as well as the health and social services. The respected DeSoto County School District provides public education for students in grades K-12, and numerous opportunities for higher education are located nearby. Recreational opportunities also abound, with plenty of lakes, pools, parks, golf courses and recreation centers open to the public. Additionally, local festivals and celebrations are on the calendar nearly every month. Real estate is affordable and property taxes are low, making this community ideal for individuals and families alike. Single-family homes and a few condominiums and townhouses are available at prices to suit even the most modest budget. Southaven is a small town with a steady growth spurt and its residents consider themselves lucky to be along for the ride.

“Affordability” is the key word when it comes to Southaven’s real estate market. The community offers an abundance of single-family detached homes, as well as a limited selection of condominiums and townhouses. Single-family homes with three to six bedrooms range in price from well under $100,000 to the mid-$400,000s. Many homes are located on lovely treed lots and include porches, patios and fireplaces. Popular, moderately priced neighborhoods include Gardens of Greenbrook, Stonecreek and Ross Pointe Farms – a planned community. Larger estate properties range in price from the mid-$500,000s to approximately $1 million. Some of these luxury homes include acreage and some horse properties can be found. A limited number of condos and townhouses are available as well, and are priced from under $100,000 to $200,000 and more. Lots and land, ranging in size from just under one acre to almost 20 acres, are available for custom construction.

Southaven Real Estate Stats and Trends for the week of April 20th, 2020: homes priced around $117,816 compared to $117,816 the previous week, to remain steady with no change in listing price.  For Monday, April 20th, the current national mortgage rate for a 30 year fixed mortgage is 4.51%; the 15 year fixed rate is at 3.90%. For a loan larger than conventional conforming loans, or 'jumbo' loan, the 30 year rate is 4.41%, while the 15 year jumbo rate currently is at 4.12%.
